Price per sq ft. can swing wildly depending on many factors. Here are a few of those factors:
Size, Design, Quality, Foundations, Cost of Utilities, Ability to shop well, and more.
Determining the cost of building a particular house is the number one job of any General Contractor.
Construction estimating software has made initial rough estimating much easier, but accurate estimating requires much more time and energy.
Review the many different costs to build the different houses on "Cost to Build a House by State" and you'll see more clearly that the "rule of thumb" is that there is no real "rule of thumb".
