For those not familiar with the Bay Area, Gilroy is the southernmost city in Santa Clara County, and in the San Francisco Bay Area. (Gilroy's nickname was "Garlic Capital of the World")
The house is built on a slab and I show several cost to build approaches, showing that varying the quality of materials dramatically affects the cost.

Until you actually start getting bids and entering them into your own spreadsheet (see my spreadsheet page for FREE spreadsheets), costs will always be approximate.
Everyone should keep in mind that the cost to build for this example, or any house plan, can vary considerably depending on the quality of materials selected, and with the actual bids for labor and materials.Also,the cost of building permits and fees can vary tremendously by locale. The costs of these permits and fees can be prohibitive. Investigate them early on in your home building planning.
